Once you find the one we will submit an offer. Based upon the location and market we determine the numbers to submit in an offer. Currently we have been submitting offers to include closing costs. This is a case by case basis and depends upon current market conditions.
Once your offer is accepted, we will submit a (escrow deposit) a good faith deposit of 1% of purchase price (recommended amount). This is held by a neutral third party that will credit the escrow amount back to you at closing if we follow the guidelines of the contract.
Home inspections ($400-$800) are a critical step in the buying process. A licensed inspector evaluates the home’s structure, systems, and overall condition to identify any potential issues, including pests or mold. If concerns arise, we can negotiate repairs or solutions to protect your investment.
The Mortgage Company Orders Appraisal ($500-$800) This is part of the required process when receiving a loan. This report ensures your new home and or land is worth the purchase price.
Once received and funds match appraisal you will Receive Clear to Close. Congratulations!
We will perform a Walk-through before closing. This will make sure all repairs (if requested) are completed. Then we head to the closing location of your choice (remote or onsite) and you sign the paperwork.
